The developers, contractors and housebuilders delivering Leeds schemes.
Construction companies in Leeds fall into three groups: developers that take on sites and schemes, main contractors that build them and housebuilders that build and sell homes. This guide lists firms with a Leeds office or a named current Leeds scheme.
A developer buys or controls the site, secures planning and funding and carries the risk, then lets or sells the finished building. Vastint UK is building out Aire Park on the South Bank, Federated Hermes MEPC is refurbishing 2 Wellington Place and Prescient Capital is building 31 Wellington Street. Businesses usually deal with developers as tenants, often through a pre-let, agreeing to lease space before a building is finished, as DAC Beachcroft has at 31 Wellington Street.
A main contractor is appointed by the client to build the scheme and runs the site and its subcontractors. Private clients usually choose one by tender, and public bodies often use frameworks such as YORbuild. Many contracts are design and build, where the contractor takes on the design as well as the construction. Clegg Construction, Winvic, Bowmer + Kirkland, GMI Construction Group, Willmott Dixon and McAleer & Rushe all work on Leeds schemes. Caddick Group develops and builds, including the room2 hotel on Lisbon Street.
Housebuilders buy land, build homes and sell them, often with affordable homes for housing associations. Bellway, Avant Homes, Gleeson Homes, Keepmoat and Rodley Homes are building in Leeds, while Glenbrook and Moda Living develop homes to rent.
The guide is listed A to Z. It is independently compiled and makes no recommendation.

A developer starts a scheme. It buys or controls the land, applies for planning permission, raises the funding and decides what will be built, then sells or lets the finished building and keeps the profit or the loss. A contractor is the firm the developer or other client appoints to build it, for an agreed price and programme. The main contractor runs the site and employs subcontractors for trades such as groundworks, steel, roofing and mechanical and electrical services. Some firms do both: they develop their own schemes and build them with their own construction arm.
Design and build is a way of procuring a building in which one contractor is responsible for both the design and the construction under a single contract. The client sets out what it needs in its employer's requirements and the contractor responds with its proposals and a price. Often the client's architect and engineers prepare the early design and are then novated, or transferred, to the contractor to finish it. The client gets a single point of responsibility and more price certainty, but has less direct control over design detail once the contract is signed. The JCT Design and Build Contract is a common standard form.
A pre-let is an agreement to lease space in a building before it is finished, and sometimes before construction starts. The tenant signs an agreement for lease and commits to take the space on agreed terms once the building reaches practical completion. For the developer, a pre-let reduces risk and can help secure funding. For the tenant, it can mean influence over the fit-out and specification and sometimes better terms. In return the tenant commits early, usually two or three years before moving in, so it needs a clear view of how much space it will need.
Councils, schools, universities, NHS bodies and other public bodies must follow public procurement rules, set out in the Procurement Act 2023 for contracts started since February 2025. They either advertise a contract and run a competitive tender or call off from a framework, a pool of contractors already appointed through a competition. YORbuild is a framework run by Leeds City Council for public bodies in Yorkshire and the Humber, with lots for different sizes of building work and for new housing. Bodies using a framework usually hold a mini competition between its members or, where the framework allows, make a direct award.
A pre-construction services agreement, or PCSA, appoints a contractor to work with the client and design team before the building contract is signed. The contractor advises on buildability, programme, cost and the supply chain. It also helps to fix the price. It is usually paid a fee for this stage. If the price and terms are agreed, the same contractor is normally appointed to build the scheme under a main contract. This two stage approach is common on complex projects where the design is not finished when a contractor is needed.
Independent means the firm is headquartered in Leeds or the wider Yorkshire region and is not part of a national group. National means a UK firm with its head office elsewhere that has an office or schemes in Leeds. International means the firm is part of a business with operations in other countries. The label describes how the firm is organised, not its size or quality. Each entry also gives the Leeds office address from the firm's own website or Companies House, or the Leeds scheme it is working on.
