Royal Armouries Leeds Dock — Nat Edwards on the £100m investment plan and hotel opportunity

In an exclusive interview at UKREiiF, Royal Armouries CEO Nat Edwards tells Leeds Today how the Tiltyard secured Treasury backing, why the museum needs a hotel partner, and what £100 million means for Royal Armouries Leeds Dock

Royal Armouries CEO Nat Edwards has told Leeds Today that around £100 million of investment has been assembled for the transformation of Royal Armouries Leeds Dock, with support from Leeds City Council, the Department for Culture, Media and Sport, and private sector partners. Speaking exclusively to Leeds Today at UKREiiF, Nat Edwards revealed the museum is now seeking a hotel development partner for land it has purchased adjacent to the Tiltyard site, and said the completed development could generate 400 to 440 permanent jobs per year. The interview provides the first detailed account of how the Armouries 700 masterplan moved from concept to £100 million commitment and what opportunities remain for Leeds businesses.

Leeds Today Why This Matters For Leeds

The Royal Armouries is one of the world’s oldest museums and the anchor institution at Leeds Dock. A £100 million investment generating 440 jobs, combined with a hotel opportunity and a venue for creative industries, transforms the Dock into a year-round destination. The Tiltyard was the catalyst for the Leeds City Fund. Nat Edwards’ call to Leeds businesses is the best ideas for the space will come from local companies.

How Royal Armouries Leeds Dock Secured Treasury Backing

Nat Edwards explained that the Tiltyard concept began with a practical problem: the museum’s outdoor jousting programme was weather-dependent and limited in frequency. The solution an indoor venue for jousting, cultural programming, business events, and immersive technology led to a wider economic case. The Royal Armouries commissioned research into potential market capture and land value uplift for surrounding businesses. Nat Edwards said the evidence was remarkable, suggesting hundreds of millions of pounds of value for the city. That made it straightforward to approach Treasury and propose retaining a portion of the uplift in business rates to fund the development. That conversation became the foundation for the Leeds City Fund and the wider development zone around Leeds Dock.

“It won’t be us that comes up with the best ideas — it’ll be the local creative industries, local businesses, everything from product launches to new public offers. That’s what we really need: the people who’ve got the vision like us to bring it to life.”

— Nat Edwards, CEO, Royal Armouries — speaking to Leeds Today at UKREiiF

The Hotel Opportunity and a Call to Leeds Businesses

Alongside the Tiltyard, the Royal Armouries has purchased land for a hotel development. Nat Edwards said the museum will take the design to planning but is actively seeking a partner who shares its energy and commitment to Leeds Dock. He described the opportunity as being the central hotel for major events on a regular basis. The Tiltyard’s indoor venue, once complete, will offer wraparound multimedia and immersive capabilities that Nat Edwards said will transform the space into something special. But he was clear that the museum wants local businesses and creative industries to define how the space is used from product launches to cultural events to uses that haven’t been imagined yet. With £100 million committed and 440 jobs projected, Royal Armouries Leeds Dock is positioning itself as a year-round destination rather than a seasonal events venue.
