The software and AI company has taken nearly 19,500 sq ft on a 10-year lease, bringing it together with recently acquired Leeds firm RAM Tracking.
One of the biggest Leeds office lettings of the year outside the city centre has been signed at White Rose Park, where software and AI company Klipboard has taken a 10-year lease on around 19,425 sq ft. The deal, advised by Savills, sees Klipboard occupy Suites Q and R in the park’s ABC Building, under landlord Munroe K Luxembourg. It follows Klipboard’s acquisition of RAM Tracking, the Leeds-based fleet and workforce management software firm, with the combined business now bringing its Leeds city region operations together on one site.
Why This Matters For Leeds
Office take-up is one of the clearest signals of business confidence, and a fast-growing tech company committing to nearly 19,500 sq ft for a decade is a strong one for Leeds. It shows demand for quality workspace is holding up even as hybrid working reshapes the market. For Leeds, it also underlines that the out-of-town parks, not just the city centre, are competing hard for the technology occupiers helping to drive the local economy.
Inside the Leeds office letting at White Rose Park
Klipboard provides field service, fleet and workforce management software to businesses, and has been growing quickly, partly through acquisitions. Its purchase of RAM Tracking, a long-established Leeds provider of fleet and workforce technology, gave it a significant presence in the city, and the White Rose Park move lets it house the enlarged Leeds team in one modern, refurbished space. The park, off the M621 in south Leeds, offers out-of-town offices with parking, amenities and quick links to both the city centre and the motorway network, a combination that has made it a magnet for technology and software occupiers. The space was refurbished before Klipboard moved in, with Ben Johnson Interiors handling the company’s fit-out and Onyx Interiors working for the landlord.
“Bringing Klipboard and RAM together at White Rose Business Park consolidates our presence as a leading tech company in Leeds and underlines our commitment to the region.”
— Mark Attenborough, Head of European Facilities, Klipboard
A vote of confidence in Leeds offices
Property agents were quick to frame the deal as a positive signal for the market. Savills, which advised Klipboard, called it one of the most significant Leeds office letting deals in the out-of-town market this year. Toby Nield, a director in the firm’s Leeds office agency team, said it ‘reflects continued confidence in the Leeds market’ and showed that well-located, high-quality space with amenities and good connections ‘remains a priority for occupiers looking to future-proof their businesses’. Jonathan Shires, asset manager at White Rose Park, welcomed Klipboard to what he called the park’s ‘ever-growing community’. Sanderson Weatherall acted for the landlord, with CBRE and Carter Towler the joint leasing agents at the park.
