Caddick Construction Leeds begins work on a 16-storey room2 hotel on Lisbon Street, the first major hotel development in the city centre since the Hyatt opened in 2022
Caddick Construction has broken ground on a 16-storey, 200-room hotel on Lisbon Street in Leeds city centre the first major hotel development in the city since the Hyatt at Sovereign Square opened in 2022. Caddick Construction Leeds is delivering the scheme on behalf of developers Marrico and Helios Real Estate, with the project forward funded by Border to Coast Pensions Partnership, one of the UK’s largest pension pools. The hotel will operate under the room2 hometel brand, run by Lamington Group, offering a mix of studio and suite accommodation designed for both short and extended stays. The building on the former Leeds International Swimming Pool site will be fully electric and powered by renewable energy, with completion expected by Spring 2028.

Leeds hasn’t seen a major new hotel in the city centre for four years. For the West End, a 16-storey hotel with ground floor café, bar, and retail on the former swimming pool site transforms a gap in the streetscape that has been vacant for years. It also adds to Caddick’s growing portfolio of Leeds city centre delivery.
What the Caddick Construction Leeds Hotel Will Include
Designed by DLA Architecture, the 200-room development will include studio and suite accommodation alongside a ground floor Winnie’s café and bar, meeting and events space, gym facilities, laundry amenities, and retail concessions. The room2 hometel brand is designed for guests staying anywhere from one night to several months, blending hotel service with apartment-style living. Lamington Group, the operator, positions room2 as a sustainability-led hospitality brand the building will be fully electric with no gas, powered entirely by renewable energy. Scott Barnes, development director at Marrico, said the start on site is another important step forward for the wider regeneration of the area and continues Marrico’s long-term commitment to investing in Leeds city centre. Marrico and Helios also delivered the Hyatt at Sovereign Square.

West End Regeneration and Institutional Backing
The hotel sits within the wider regeneration of Leeds’ West End, on a site that also includes purpose-built student accommodation and planned build-to-rent development. Border to Coast Pensions Partnership, which manages assets on behalf of 11 local government pension schemes, is forward funding the project meaning the development is fully financed before construction begins. Aberdeen Investments advised Border to Coast on the deal. Zoe Thompson of Helios Real Estate said the development will contribute to Leeds’ evolving skyline while supporting the local economy through investment and job creation. The Lisbon Street scheme is the latest Caddick Construction Leeds project in the city, alongside South Village and the Elland Road stadium expansion.
