Leeds City Council’s east plans panel resolves to approve Integral Thorpe Park Leeds, a 60-acre logistics and advanced manufacturing scheme delivering 596,500 sq ft and supporting around 1,700 new jobs

Scarborough Group International has secured planning approval for Integral Thorpe Park Leeds, a 60-acre logistics and advanced manufacturing development capable of delivering up to 596,500 sq ft of high-specification employment space. Leeds City Council’s east plans panel resolved to approve the outline application last week, subject to completion of a Section 106 legal agreement. The development will provide industrial, logistics, and advanced manufacturing space designed to accommodate regional and national occupiers, with the potential to support around 1,700 new jobs. Situated on Brown Moor adjacent to the existing Thorpe Park business park and The Springs retail and leisure destination, the scheme has direct access to the M1 motorway and will eventually connect to the TransPennine railway line.

Why This Matters For Leeds

Whilst the South Bank delivers offices and housing, East Leeds is emerging as the logistics and manufacturing corridor. For SGI, this is the third major Leeds development alongside HiVE Places and the sixth form college, one developer investing in health innovation, education, and industrial space simultaneously. The 1,700 jobs added to 7,500 already at Thorpe Park positions the site as one of the largest employment concentrations outside the city centre.

What Integral Thorpe Park Leeds Will Deliver

The development has been designed with sustainability and employee wellbeing at its core. Forty-two per cent of the site will be retained as green space, preserving existing woodland and hedgerows while introducing new landscaped areas to enhance biodiversity. Pedestrian and cycle routes will improve connectivity and encourage active commuting. The scheme’s high-performance design aims to help occupiers reduce operational costs and carbon footprints. SGI’s Growing Leeds Investment

Integral Thorpe Park Leeds is the latest in a series of SGI investments across the city. The company launched HiVE Places, a health innovation platform based at the Old Medical School, with three institutional partnerships earlier this month. It is also planning a 1,000 place purpose-built sixth form college at Thorpe Park in partnership with Willmott Dixon and Delta Academies Trust. Taken together, SGI is now delivering health innovation environments, industrial and logistics space, and education infrastructure from its Leeds base, a breadth of investment that reflects the diversity of the Thorpe Park estate. The existing development already includes more than one million sq ft of workspace, The Springs retail and leisure, 300 homes, and over 100 businesses employing 7,500 people. Integral adds a further 596,500 sq ft and 1,700 jobs to that ecosystem.
