Three units let at Parkside Industrial Estate after £1.5m refurb
A £1.5m upgrade run by Lambert Smith Hampton's Leeds office has lifted energy ratings and brought new tenants to an older south Leeds estate.

Three refurbished units at Parkside Industrial Estate in Beeston, south Leeds, have been let and a fourth is under offer after a £1.5m upgrade run by the Leeds office of Lambert Smith Hampton. The national property consultancy said its building consultancy team has now refurbished six units on the estate, with its industrial agency team handling the lettings.
The £1.5m upgrade at Parkside Industrial Estate
The programme began with Unit 8, which Lambert Smith Hampton refurbished in 2024. The firm was then appointed to upgrade a further five units over the following 18 months, in a programme worth £1.5m.
The work replaced asbestos roofs with new composite roofing, added decorative external cladding and new windows, removed gas infrastructure and switched lighting to LED, alongside full internal refurbishments. The firm said the energy performance certificate (EPC) ratings of the refurbished units at Parkside Industrial Estate rose from D to B.
Better ratings matter to landlords as well as occupiers. Since April 2023, landlords in England and Wales have been barred from continuing to let most commercial buildings rated below E without an exemption.
Aaron Lacey, director at Lambert Smith Hampton, said: “This project shows how strategic refurbishment can transform existing industrial stock into high-quality space that meets the needs of modern occupiers.”
He said the result came from collaboration between the firm’s building consultancy and industrial agency teams. The firm reported the lettings in August, when three units had been let by its industrial agency team and a fourth was under offer.
Older industrial stock in south Leeds
The estate, on Lockwood Way and Glover Way in Beeston, is made up of terraced and detached industrial and warehouse units. Lambert Smith Hampton’s Leeds team has worked on older south Leeds stock before, having started refurbishment works at Hunslet Trading Estate in 2020.
The city is also adding new space. SGI won planning approval in June for a 596,500 sq ft industrial scheme at Thorpe Park that it says could support 1,700 jobs. Some growing firms are buying rather than renting: Wilson Power Solutions bought a warehouse in south Leeds in September.
Refurbished estates such as Parkside sit between those two options, giving occupiers modernised units in established locations without the wait for new development.
