Transformer maker Wilson Power Solutions has bought the 67,760 sq ft Network House in south Leeds to fuel the next phase of its rapid expansion

One of Leeds’s fastest-growing manufacturers is expanding again. Wilson Power Solutions, the Beeston-based transformer maker, has bought Network House, a 67,760 sq ft warehouse in south Leeds, to support the next phase of its growth. The energy-efficient building in Middleton Grove, refurbished in 2023 with a full solar roof and a top A+ energy rating, sits close to the company’s existing headquarters. It was sold by investment fund Columbia Threadneedle for an undisclosed sum. The deal adds significant capacity for a business riding the surge in demand for grid and renewable-energy equipment. Wilson Power Solutions is one of the city’s standout manufacturing success stories.

Founded in Leeds in 1946 and now in its third generation of family ownership under managing director Erika Wilson, the company makes power and distribution transformers and has grown its sales to around £94m, employing close to 500 people. It has been named among the UK’s fastest-growing companies and one of the Financial Times’ fastest-growing firms in Europe, driven by demand from renewable energy, battery storage and data centre projects that all need reliable power equipment. The firm has been investing heavily to keep pace, including a pledged £15m for a new facility beside its Westland Square headquarters to double its UK manufacturing capacity. Network House, a short distance away, adds further room to grow. Its high energy efficiency also fits a company that markets itself on low-carbon, energy-saving technology.

A Resilient Leeds Property Market

The deal is also a marker for the region’s industrial property market. Network House was fully refurbished by its previous owner in 2023 to a high standard, with headquarters-style offices and one of the most energy-efficient specifications on the market, and its location close to Leeds city centre and the motorway network made it an attractive asset. Knight Frank’s industrial and logistics team acted for the seller, Columbia Threadneedle, with GV&Co advising the buyer and CMS providing legal support. Agents described the transaction as a sign that the Yorkshire industrial market remains resilient, with well-located, high-quality space still in demand.
