Affordable homes Armley Leeds development on Wesley Road delivers 28 energy-efficient properties
A £5.1 million affordable housing development of 28 new homes has been completed on Wesley Road in Armley, west Leeds, by 54North Homes, part of the Karbon Group. The affordable homes Armley Leeds scheme comprises 26 houses and two flats built on a brownfield site near St Bartholomew’s Church, with 22 available for social rent and six for shared ownership.
How the Scheme Was Funded
The development was funded through a combination of sources: £2.375 million in grant funding from Homes England, delivered through the Karbon Group’s Strategic Partnership with the government’s housing delivery agency, and £700,000 from Leeds City Council drawn from pooled developer contributions paid through Section 106 planning agreements. The Karbon Group’s Strategic Partnership with Homes England is worth £184 million in total and is funding 2,324 new affordable homes across the North East and Yorkshire.
Every home has been built with air source heat pumps for heating and hot water, a first for 54North Homes’ new-build programme. All 28 properties achieved an EPC A rating. The site includes individual gardens, landscaped open areas, and retained mature trees and hedgerows, with wildlife shelters built by local Scout groups and Leeds College students.
