31 Wellington Street Leeds: Prescient Capital’s speculative Grade A scheme targets summer 2027 completion
Construction is now under way on 31 Wellington Street Leeds, a £60m speculative office development that will deliver nearly 80,000 sq ft of Grade A workspace to the city’s West End. Developer Prescient Capital has appointed Clegg Construction as main contractor to build the eight-storey scheme, which replaces the demolished 1980s Wellington Plaza on the corner of Wellington Street and Northern Street, directly opposite Wellington Place.
What 31 Wellington Street Leeds Will Deliver
The building will provide 79,362 sq ft of office space across eight floors. Designed by DLA Architecture, the scheme features floor-to-ceiling windows throughout, a staffed reception and lobby, and co-working space at ground level. The eighth floor includes a 1,582 sq ft sky lounge with self-service kitchen, opening onto a 1,400 sq ft private rooftop terrace with views across the city. The terrace and lounge can accommodate up to 150 people for events. Ground-floor amenities include a gym, fitness studio, showers, changing facilities, drying room, and secure storage for 130 bicycles.
Knight Frank, Fox Lloyd Jones, and Cushman & Wakefield have been appointed as joint agents. No pre-lets have been announced, making this a fully speculative development — a significant statement of confidence in the Leeds office market.

“The combination of the quality of 31 Wellington Street, its superb location and the stark lack of Grade A office space made this development a compelling proposition. It is never an easy decision to embark on a speculative development but, in this case, the fundamentals are very sound.
Sustainability Credentials
The development is targeting some of the highest environmental ratings of any office building in Leeds. It has already achieved BREEAM Outstanding and WiredScore Platinum certification, and is targeting EPC A, Fitwel 3 Star, and NABERS 5 Star ratings. Nearly half of the building’s energy consumption will be supplied through on-site solar generation via 130 sq m of photovoltaic panels, with air source heat pumps providing heating and hot water. Prescient Capital says the design delivers a 23% saving in embodied carbon and a 24% reduction in CO2 emissions against baseline.
