The developer has bought a vacant Stanningley brownfield site for 43 affordable homes, its latest step in a fast-growing Yorkshire pipeline
Breck Homes is expanding its Leeds footprint again, buying a vacant brownfield site in Stanningley for 43 new affordable homes. The developer has completed the unconditional purchase of land on Arthur Street, part of the former Infinity Metals recycling centre, which has sat empty since 2023. The scheme, a mix of one and two-bedroom apartments and two and three-bedroom houses, is at an early stage: the company will run a public consultation before submitting a planning application to Leeds City Council. It is the latest in a run of deals that is quickly building the firm’s presence across the region.
Why This Matters For Leeds
Affordable housing is one of Leeds’s most pressing needs and a developer steadily assembling brownfield sites to meet it is a genuinely useful trend for the city. Bringing long-vacant land back into use removes eyesores and adds homes without touching green space, while sustaining work for local contractors and supply chains. A growing regional pipeline also signals confidence in a city that has set ambitious affordable-homes targets. Private developers building alongside the council’s own programme is part of how those numbers get delivered.
What Breck Homes Has Bought
The Arthur Street site has a stop-start history typical of brownfield land. It previously secured outline planning permission for 40 homes under a different developer, Redstart Robinson, in early 2025, but those plans are understood to have stalled. Breck has now acquired the plot outright and intends to deliver 43 affordable homes on it, and is in talks with affordable housing associations to take on the completed development. The developer framed the deal as part of its growth in Yorkshire and its focus on transforming high-demand areas through affordable housing.

A Fast-Growing Yorkshire Pipeline
The Stanningley purchase is the firm’s sixth Yorkshire development and it lands amid a busy spell. In August, the company won planning permission for its largest Yorkshire scheme to date, 120 affordable homes on the former Lloyds data and contact centre site at Dawsons Corner in Farsley, where it expects to start work later this year. It has also bought a four-acre site at East Bierley earmarked for around 70 homes and is building three sites in Bradford totalling 107 homes with affordable housing provider Incommunities. Last summer it took an office at Millshaw Park near Leeds specifically to accelerate its regional growth. A privately owned developer established only in 2020, Breck Homes says it has delivered more than 1,000 homes and has a pipeline of over 2,200. That scale of activity, much of it on brownfield land across Leeds and West Yorkshire, makes it an increasingly significant player in the region’s affordable-housing effort.
