The Leeds Dock Estate, the waterfront mixed-use site currently hosting thousands of property investors at UKREiiF, has been brought to market for £10.75 million. Cushman and Wakefield has been appointed to sell the estate on behalf of Leaseco 23 Limited, which went into administration in December 2025. The sale covers approximately 137,700 sq ft of ground floor commercial accommodation alongside two office buildings, Livingstone House and Stanley House, which produce ground rent income. Tenants include Tesco, Pizza Express, Journey Further, Mumtaz, P+HS Architects, Luminate Education Group, and Places for People. No residential units at the Dock are affected.

Administrators Richard Harrison and Stephen Absolom of Interpath were appointed in December 2025, and Cushman and Wakefield’s James Yates and Alice Gilman are handling the sale. The estate comprises the ground floor commercial units across the Dock including retail, leisure, and food and drink, plus the two office buildings. The freehold for Zones 2 and 3 at the Leeds Dock site is also being marketed for sale separately, meaning a buyer could potentially acquire both the leasehold and freehold interests. Yates described the estate as offering investors a highly prominent mixed-use opportunity in a key regeneration and growth area, with opportunities to immediately add value and potentially access a wider land holding.

Leeds Dock sits within the area covered by the Mayoral Development Zone announced by Tracy Brabin at UKREiiF just yesterday. The South Bank has been identified as a potential area in the government’s New Towns programme, with 20,000 homes, three million square feet of commercial space, a mass transit system, and a £500 million station campus planned. The Great North investment prospectus, backed by the Chancellor and launched at a summit in Leeds on Monday, features Leeds South Bank as one of nine nationally significant projects in a £14 billion pipeline. A buyer of the Leeds Dock Estate would be acquiring a waterfront asset at the heart of that programme.
