FTSE 250 convenience food manufacturer Greencore has signed a 15-year lease for 40,000 sq ft of office space at Broad Gate Leeds, in one of the city’s largest office transactions of the past year. The deal, advised by Knight Frank for Greencore and Colliers for the landlord, will see the company relocate to the 300,000 sq ft mixed-use development on The Headrow. Eamon Fox, partner and head of Knight Frank’s Leeds office, said the move will bring hundreds of highly talented people to work in the city. Greencore already had a small serviced office presence at Broad Gate Leeds through Orega on the second floor and this 40,000 sq ft commitment represents a major upgrade to permanent, long-term space.

The building offers large floor plates of over 40,000 sq ft on a single level, shower and locker facilities, and the rooftop terrace. One of the Biggest Deals of the Year
The Greencore letting is one of the most significant office transactions in Leeds in the past 12 months by floor area. The 15-year lease with a 10-year break option signals the kind of long-term occupier commitment that landlords and investors look for when assessing market confidence. Broad Gate was formerly the home of Lewis’s, the first department store in Leeds, built in 1932. It now houses a roster of corporate occupiers alongside Greencore. The deal adds to a pattern of major lettings at refurbished Leeds buildings, consistent with Savills’ finding that refurbished space now achieves rents of £40 per sq ft or above – a figure that was considered a prime headline just 12 months ago. Knight Frank and Colliers are joint letting agents on Broad Gate.
