Plans for a striking new residential tower in Leeds city centre have been put out for public consultation. Developer Glenbrook wants to build 246 homes at Meadow Lane, on the edge of the South Bank regeneration area, in a scheme led by a 24-storey tower alongside a lower six-storey building. The homes a mix of one, two and three-bedroom apartments, with commercial space at ground level would sit on a brownfield gateway plot next to the Aire Park development. Glenbrook, named the council’s preferred developer for the site in 2024, is seeking residents’ views before submitting a planning application.

What Is Planned at Meadow Lane

The half-acre site was created when the council reconfigured Meadow Lane and removed the old Hunslet Lane surface car park, laying out new green space in its place. Glenbrook’s proposals pair a 24-storey tower with a curved six-storey shoulder building designed to respond to neighbouring heritage, including Leeds Bridge House, at street level. The scheme is expected to include affordable housing, a commitment attached to the site when the council selected Glenbrook, and would add landscaping and public realm to strengthen pedestrian routes through the plot. It sits close to two of the area’s newest landmarks, the David Oluwale Bridge and the Hibiscus Rising sculpture, and is intended to act as a link between Aire Park and the rest of the city centre. The consultation runs before Glenbrook finalises and submits its planning application.

Part of the South Bank Transformation

The scheme is one of a wave of projects reshaping Leeds’ South Bank, the swathe of land along the southern side of the River Aire that the council says covers the equivalent of 250 football pitches. When complete, the wider regeneration is targeted to deliver around 8,000 new homes and 35,000 jobs, with developers including Vastint, McLaren and Caddick all advancing schemes nearby. Glenbrook, which has an established development pipeline in the city, says the project builds on its existing work in Leeds. The proposals still have some way to go consultation first, then a planning application, and only then, if approved, construction so homes remain a prospect rather than a certainty. But another substantial residential scheme coming forward at a prominent gateway is a further sign of momentum behind one of the city’s most important regeneration areas.
