Kellstone Aire Park reaches practical completion delivering 75,000 sq ft of Grade A workspace and 7,000 sq ft of retail and leisure space, with Eversheds Sutherland confirmed as anchor tenant across four floors
Kellstone, the latest Grade A office building at Aire Park on Leeds’ South Bank, has reached practical completion. The seven-storey building delivers 75,000 sq ft of workspace alongside nearly 7,000 sq ft of flexible retail and leisure space at ground level. International law firm Eversheds Sutherland has been confirmed as the anchor tenant, occupying nearly two-thirds of the building across floors three to six with exclusive access to the rooftop terrace. Kellstone Aire Park was delivered by Leeds-based principal contractor Moortown, designed by Cartwright Pickard, and is targeting BREEAM Excellent certification alongside WELL and WiredScore Gold standards. The building is developed by Vastint UK as part of the 24-acre Aire Park neighbourhood.
Why This Matters For Leeds
Leeds Today’s Grade A office supply article identified Kellstone as part of the pipeline addressing the city’s critically low prime vacancy rate of 1.17 per cent. That building is now complete and nearly two-thirds let to Eversheds Sutherland before the doors have opened. Alongside Greencore’s 40,000 sq ft at Broad Gate and the Winvic BTR towers on Lisbon Street, Kellstone’s completion adds momentum to the South Bank.
What Kellstone Delivers
Designed by Cartwright Pickard, Kellstone is instantly recognisable for its curved facade and distinctive bull-nose frontage. Positioned on a key route between Leeds station and the city centre, it creates an arrival point into Aire Park and a connection with the wider city. Sustainability has been central to the design: over 60 per cent of the facade uses a single pre-cast panel type designed and delivered by engineering company Inhus, reducing waste and improving construction efficiency. Simon Harris, senior office partner at Eversheds Sutherland in Leeds, said Kellstone immediately stood out as the right fit – a high-quality, future-focused space that supports both colleague and client communities. He described a strong sense of direction at Aire Park and said the firm is excited it is taking a central role in their next phase of growth in the city.

Aire Park’s Growing South Bank Neighbourhood
Kellstone Aire Park joins a growing commercial district that already includes 1 and 2 South Brook Street. The development sits alongside what will be the UK’s largest new city centre public park, creating a setting that Vastint UK is positioning as Leeds’ premier business address. Councillor James Lewis said the building underlines the momentum behind Aire Park and strengthens Leeds’ reputation as a place to live and do business. He connected the development to wider council work in the area including the David Oluwale Bridge, improvements to Crown Point Road, and new green space at Meadow Lane. The Aire Park masterplan allows for up to 800,000 sq ft of Grade A office space in total, alongside residential, retail, and public realm. With Kellstone now complete and Eversheds moving in, the South Bank’s commercial district is taking physical shape.
