Torsion Construction Files Administration Notice in Leeds

The £165m-turnover firm behind the Sky Gardens tower has filed a notice of intention to appoint administrators

One of Leeds’ fastest-growing contractors is in financial difficulty. Torsion Construction, the Leeds-headquartered residential and student accommodation specialist, has filed a notice of intention to appoint administrators. The move gives the company temporary protection from creditors while its options are assessed. It follows a winding-up petition brought earlier this year by mechanical and electrical contractor J H Shouksmith & Sons, which the firm saw off. The company reported turnover of £165m in its most recent accounts and is main contractor on the Sky Gardens tower in Leeds.

Construction sits at the centre of Leeds’ development pipeline, and difficulties at a contractor of this size ripple outwards to subcontractors, suppliers and sites. As Leeds builds out its housing and student pipeline, the resilience of the contractors delivering those schemes matters as much as the funding behind them.

Where Torsion Construction Stands

Founded in 2015 and based at Thorpe Park in Leeds, the company grew rapidly to become a significant player in Yorkshire and beyond, specialising in build-to-rent, purpose-built student accommodation and residential schemes. Its most recent accounts, for the year to 30 June 2025, showed turnover up 41% to £165m and pre-tax profit doubling to £814,000 – but that represented a margin of just 0.7%. In Leeds it is main contractor on Sky Gardens, a 284-apartment tower in Southbank being delivered under a joint venture with CityLife, on a £46.5m build contract. A notice of intention to appoint administrators is a legal step that creates a short moratorium; it does not always result in administration, and the outcome was not confirmed at the time of writing.

What It Means for Leeds Sites and the Supply Chain

Torsion Construction is one company within Torsion Group, which also includes Torsion Developments, student accommodation operator LUNA and other businesses that are separate legal entities. The group is a partner in the Eastgate Quarter joint venture, a £1bn mixed-use regeneration scheme running from Vicar Lane towards the A64(M) that remains at pre-application stage with Leeds City Council. The immediate concern for the local market is delivery on live sites and the position of subcontractors and suppliers owed money.
