UKREiiF 2026 Leeds returns to Royal Armouries from 19–21 May with 16,000 delegates, 1,750 investors, and a Leeds investment pipeline worth watching
UKREiiF 2026 Leeds takes over the city again from 19 to 21 May, bringing more than 16,000 property, investment, and infrastructure professionals to the Royal Armouries Museum and New Dock for three days of deal-making, debate, and networking. The UK’s largest real estate investment forum is now in its fifth year in Leeds, and for local businesses the event represents both an opportunity and a statement about the city’s growing status as a national investment destination.
The Event by the Numbers
The scale of UKREiiF has grown rapidly since it launched at the Royal Armouries in 2022. This year’s event is expected to attract over 16,000 delegates, including 1,750 investors, 1,750 developers, 1,000 occupiers, and representatives from more than 275 councils. There will be 1,250 speakers across 60 stages, 150 exhibitors, and over 150 fringe events across the city. The organisers describe £300 billion of investment opportunities being represented at the forum. For context, no other UK property event brings together this concentration of decision-makers outside London — and this one happens in Leeds city centre.
What’s on the Agenda
The 2026 programme deepens its focus on several themes relevant to Leeds businesses: affordable housing, coastal regeneration, rural placemaking, ports and airports, hospitality, and cultural destinations, alongside the broader real estate and infrastructure landscape. Sessions will cover topics from digital planning and net zero to council housebuilding and public sector reform. The Local Government Association, Connected Places Catapult, and multiple government departments are confirmed as participants. For Leeds-based professional services firms, developers, and investors, the fringe programme offers opportunities to host events, run roundtables, and meet potential partners and clients.
What Leeds Brings to the Table
Delegates arriving in May will find a city with a busy investment pipeline. Recent months have seen a £46 million forward funding deal secured for a 200-room Room2 Aparthotel on Lisbon Street, a £15 million Motorpoint store confirmed for Whitehall Road, the £30 million Hemiko heat network deal for Leeds South Bank, a planning application for the STACK container-style leisure hub at Kirkgate Market, and continued commercial lettings at 3 Embankment and Goodbard House. Victoria Leeds has signed a string of first-to-region retailers including AS Colour, ALO, and Lisa Angel, while Leeds Bradford Airport has launched a sustainability strategy targeting net zero by 2030.
The wider picture is equally significant. West Yorkshire’s Combined Authority is on track to become one of the first Established Mayoral Strategic Authorities under the English Devolution Bill, giving it broader powers over planning, skills, and economic development.
